COMMUNITY RULES

Please read the Community Rules and keep them on hand as they constitute a binding agreement between you,your guests, and Park Management. Park Management reserves the right to modify the rules and regulations at any time, without notice.

CHECK IN

All RVs must arrive before 9 PM. Payment must be made before setup.

PAYMENTS

The following forms of payment are accepted:

  • Cash
  • Check, made payable to "Trailwinds RV Park LLC"
  • Credit card
  • Debit card
  • Zelle, availables IDs:
    • trailwindsrvpark

SECURITY DEPOSIT

$100.00 security deposit is required for each guest. The security deposit is fully refundable on condition that no damage has been done to the property AND the guest gives at least 7 days notice prior to leaving. Guest must notify management via text message or email.

FEES

A $10 late fee will be applied after the 2nd day and you will be served a 3 Day Notice to Vacate. If full payment is not received after the 3rd day, eviction will be filed.

QUIET HOURS

Quiet hours are from 8 PM to 8 AM. During the day, no loud parties, music, generators, engine revving, or vehicles left idling.

SITES

Each site is structured for one RV and one vehicle. A maximum of two adults and one child per site.

SUBLETTING

Subletting is prohibited. Any person not on file may not stay more than 5 consecutive days or 10 cumulative.

SEPTIC SYSTEMS

Unflushable objects include tissues, disposable diapers, wipes, paper towels, napkins, tampons, cotton balls, pads, condoms, grease, coffee grounds, food or any other product that is not septic grade approved.

RV STANDARDS AND SITE RESTRICTIONS

Only RVs that are in good condition are allowed on site. Park management has sole discretion over what is considered to be in good condition.

Using a greater electrical load than what your RV is designed for or what your site can handle is a fire hazard. If you have any questions regarding this matter, do not hesitate to contact management.

The following are not allowed on sites (including under the RV):

  • Appliances, mattresses, indoor furniture, trampolines
  • Fences, sheds, pools, and dog houses
  • Garbage cans, garbage bags, buckets with any type of poisonous fluids or VOCs
  • Tampering with the electrical box. If you are caught doing so, you will be evicted without a refund

The list is not exhaustive. Park management reserves the right to decide what is appropriate. When in doubt, please contact management.

VEHICLES AND PARKING

Each site is allowed up to 2 vehicles. All vehicles need current registration and need to be in running order. Guests are now allowed to perform extensive maintenance on their vehicles, such as pulling a motor and dropping a transmission – only basic maintenance is allowed (e.g., checking fluids and air filters).

Parking in an empty lot, or blocking another lot is prohibited at all times. The speed limit is 10 MPH. Do not drive anywhere, but on the road. DO NOT DRIVE ON THE GRASS.

PETS

Pets are welcomed as long as they are pet and people friendly. No aggressive dog breeds. Dogs must not be a nuisance to any other guest in the park. Dogs must be attended to by their owners at all times and must be on a leash at all times. THE PARK IS NOT RESPONSIBLE FOR ANY PET LEFT UNATTENDED IN THE PARK FOR ANY REASON.

ZERO TOLERANCE

There will be zero tolerance for the following:

  • Illegal activities such as drug use or drug dealing. Person(s) caught in violation of this rule are subject to immediate eviction without a refund. Person(s) knowing of any illegal activity are encouraged to notify the management immediately. Any information reported will be strictly confidential.
  • Altercations between guests or any employee (or contractor) of the park.
  • Disorderly conduct or drunkenness

INDEMNIFICATION

The management and owner of the RV park strive to assure everyone’s safety, however, they are not responsible for losses due to fire, theft, flooding, or any accidents. You the Guest are hereby notified that you assume personal risk in such matters. For any accident or injury on any RV site, the Guest of such RV shall indemnify and hold management harmless of any and all claims by any person(s).

DISCLOSURE

As a privately-owned RV park, we reserve the right to refuse admittance or service to anyone at any time and will not be responsible for any accidents that occur on the property.

Under Texas law, you are not a tenant with a lease or contract. Anyone who fails to comply with these rules and regulations (that benefit everyone) will be asked to leave with no refund.
